Forcadell assesses very positively the second quarter of the year, in which it has brokered transactions of up to 31.000 sqm, a figure which results in a third of the total take-up volume of the office market in Barcelona in the April-June period.
Barcelona closes the first half of the year consolidating its appeal as a hub for professional talent, particularly in the tech and innovation sectors. Specifically, in the second quarter of 2018, several multinational companies have moved in or expanded their projects, like Facebook, Lidl Digital, Media Markt, Microsoft, Zepolab, Indra and Siemens.
Office take-up in Barcelona has reached 94.000 sqm in the second quarter of the year, a semi-annual total of 184.000 sqm. This figure remains aligned with numbers reached in H1 2017 (197.000 sqm), and in quarterly terms represents a 4,5% increase respect the first 3 months of the year. According to Manel de Bes, Director of the Forcadell Office Department, “the positive economic outlook and considerable interest companies are showing towards finding a space in Barcelona forecast that take-up this year could match the record figures reached in 2017 (340.000 sqm)”.
Of the total 94.000 sqm of take-up in Q2 2018 in Barcelona, Forcadell has brokered transactions of a total volume of 31.000 sqm, resulting in a third of the total of the office market. As Manel de Bes confirms, “the office market of Barcelona has 2 main leaders: multinational companies that have established in the Catalan Capital their tech or innovation centers and the large co-working operators”. Aligned with the market trend, the second quarter of the year ICT companies like Lidl Digital (3.200 sqm in Plaça Catalunya), Zeptlolab (925 sqm in the 22@ district) and Indra (11.300 in Sant Joan Despí) have been advised by Forcadell when they have decided to establish themselves in The Catalan Capital. Regarding co-working, highlight the rental of Aticco of a 3.200 sqm office space in the 22@ district.
