Exclusive Agency Agreement in property commercialization: a matter of trust

When residential property owners make the decision to put their homes up for sale, essential questions are raised such as the price or the terms of sale, as well as the fact of deciding the degree of commitment and trust with the agency to agree on an exclusive management or not. With Exclusive Agency Agreements, the agency can assign its efforts to promote the property and locate more precisely the profiles that better suit what the owner is looking for.

Trust is the key factor in order for a client to sign his/her property for an Exclusive Agency Agreement. In addition to a commitment of guarantee of sale, “when a client chooses you, usually it comes from a referral from another client or because s/he knows the brand, having contracted other services after a positive experience. On the other hand, clients who have just come to know us usually are open to our expertise, and allow us to advise them, once we present the property’s appraisal - based on three different methods-, they let us manage their properties exclusively”, adds Marta Vilana

Generally, the terms for the sale of a residential property lasts 3-4 months in case of an Exclusive Agency Agreement. ”In FORCADELL we don’t establish a minimum term. We always work with our clients’ trust, so they can revoke the agreement in case the advice given in that moment does not fulfil their expectations, although usually this is not the case.”
